About Business Boilers

Connecting UK homeowners with trusted commercial boiler and heating specialists since day one.

Helping you find a contractor for business heating

Business Boilers is a matching service for people responsible for heating in UK business premises. You might run a shop, manage an office block or look after a school's buildings. When the plant needs attention, we give you a way to describe the job once and seek quotations from independent commercial heating firms.

What happens after you enquire

We use the site postcode and chosen service to look for up to four suitable firms. A responding contractor may ask about boiler models, survey the plant room and prepare a written price. Coverage and available capacity vary, so four responses are never promised and there may be no match for a particular job.

Submitting an enquiry is free. You can decline every offer. Detailed design surveys and diagnostic visits may be chargeable, so ask about attendance fees before arranging a visit. A free introduction does not mean that an engineer's time on site is free.

The jobs this site covers

  • Commercial Boiler Installation — designing and fitting new commercial boiler plant — wall-hung cascades or floor-standing modular boilers — for new builds, extensions, change-of-use premises and new plant rooms, with flues, gas supply, pressurisation, controls and commissioning.
  • Commercial Boiler Replacement — stripping out ageing atmospheric or cast-iron sectional boilers and replacing them with high-efficiency condensing plant, re-using or upgrading the flue, header, pumps and controls while keeping the building heated where possible.
  • Commercial Boiler Repairs — reactive call-outs to fault-find and fix commercial boilers that have locked out, will not light or keep tripping — burners, gas valves, fans, ignition, control boards, pressurisation units, pumps and leaking heat exchangers.
  • Commercial Boiler Servicing — scheduled checks and cleaning to the boiler manufacturer's instructions, with combustion analysis, safety tests and agreed service and gas safety documentation.
  • Commercial Heating System Installation — a complete heating installation for business premises — heat loss design, boiler plant, LTHW pipework, radiators, fan convectors or warehouse radiant heaters, zoned controls and a building management system interface where needed.
  • Commercial Heating Maintenance — a planned preventive maintenance contract for the whole heating plant — scheduled visits for boilers, pumps, pressurisation units, valves, water treatment and controls, with agreed response times for breakdowns and logbook records.

A plant-only replacement and a whole-building installation need different proposals. Tell the contractor whether existing pipework and emitters will stay, whether the boilers also heat a calorifier, and whether a building management system controls the plant. If the fuel is LPG, oil or something other than mains gas, make that clear at the start.

Independent businesses, direct responsibility

Business Boilers does not install boilers, employ the engineers or supervise the work. The firm you appoint supplies the design, agrees the programme and enters into the work contract with you. It is responsible for its own quotations, invoices, workmanship and warranty arrangements.

Businesses joining the network are asked to provide relevant insurance details and references. Before appointing one, request current insurance certificates and examples from premises similar to yours. A school boiler room, a busy restaurant and a warehouse each bring different access and operating constraints.

Check competence for the actual plant

For gas work in offices, shops, schools and similar premises, check the attending engineer on the Gas Safe Register. Their current qualifications must cover the fuel, appliance and work involved; domestic registration alone does not cover non-domestic appliances. Some industrial premises fall under different provisions: the HSE guidance for employers explains where a competent person is required. Ask the contractor to confirm which rules apply to your building. Water-side work and controls also need appropriate competence, but do not all require gas registration.

Ask who will commission the plant, set the controls and provide the handover records. Where a job includes gas pipework changes, lifting equipment or electrical connections, the proposal should identify who handles each part. Agree site rules, permits and shutdown arrangements with your own building team.

Making quotations easier to compare

Send the same information to each contractor. Include the equipment inventory, occupied hours, recent service reports and any drawings. For an installation, ask for boiler output, flue specification, pumps, water treatment and controls to be listed separately. For maintenance, compare the task schedule and exclusions as carefully as the annual fee.
